Why do I need EPC certificate?
An EPC provides an indication of how much it will cost to heat and power a property. It also includes recommendations of energy-efficient improvements, the cost of carrying them out, and the potential savings in pounds and pence that each one could generate.
Is an EPC a legal requirement?
An EPC is not required, for each individual room. However, an EPC will be required on the whole building if it is sold or rented.

What is checked for an EPC?
The EPC assessor will take a series of photographs and measurements of the house. The photographs could be of elements of the inside or the outside of the house. They will also take measurements of the dimensions of the property and draw a sketch of the plan of the house showing these measurements.
EPC surveyor will need access to:
- Gas and Electric Meter
- Windows
- Boiler (Heating System)
- Water Heating system
- Loft, if access available
